TERMS AND CONDITIONS

The property will not be let until a completed and signed booking together with a deposit has been received and a receipt and confirmation letter issued by the owner to the tenant. The balance of the letting must be received on or before 7 days before the letting date. The deposit is none refundable.

If the deposit or balance is paid by cheque it must be cleared funds before the commencement date. Cheques should be made payable to Michelle Staton, and guests should allow 5 days for clearance.

Period of Let – will commence at 2pm the 1st day of let and end 11am of the last day of let. Failure to do so may result in the guest being charged for a further day.

Availability – If by error or circumstances outside the owners control, the property is not available on the agreed dates, any monies paid will be refunded in full and the tenants will have no further claims against the owner.

Conduct of the tenants should be in keeping with the surroundings and should be as such to cause no disturbance to the neighbouring properties/inhabitants.
Only the guests specified at the time of booking are permitted to stay in the property. Should extra guests be found occupying the property then the owners are entitled to charge an additional fee.

The owners will take precautions to ensure that all the equipment is in sound working order. However, they do not accept responsibility for the loss of time or expense incurred through any defect or breakdown prior or during the letting period. Responsibility for repair rests with the owners unless made necessary by the negligence of the tenant. The owner must be notified of any occurrence leading to the necessity of repair. Items needing repair must not be placed with a third party without the owners written permission.

Insurance – The tenant, their associates and property are not insured against any loss or damage and are not considered to be third parties for the purpose of insurance. the owners accept no liability for loss or damage to guests belongings if left in the property.

Vacation of Property – The property should be left in a clean state and the owners reserve the right to make an extra charge for cleaning should the property not be left in a clean and reasonable condition. The guest must allow the owner to enter the cottage to inspect the state of it, at all times without notice, causing as little inconvenience to the guest as reasonably practicable, and must notify the owners of any damage to the Cottage immediately.

Complaints – Any complaints must be reported to the owner as soon as possible. All complaints will be dealt with as soon as possible and the owner will endeavour to settle the complaint in full. The owner can not accept the complaint if the guest vacates the property without prior knowledge.
